We’re looking for an excellent communicator and proactive problem solver who isn’t afraid to pick up a piece of trash in the lobby after finishing a complete building budget forecast.

Position purpose:
Manage multiple properties and Property Management employees in accordance with the standards and procedures of Trinity Partners while providing our clients – owners and tenants – with best-in-class service.

Qualifications and requirements:
Minimum of seven years of significant experience in real estate management.
Bachelor’s degree.
Excellent interpersonal and management skills for interaction with both internal and external clients.
Significant experience in budgeting and financial management.
Highly motivated and determined; able to successfully manage multiple priorities.
Computer proficient and familiar with Microsoft Word and Excel.

Interface with owners and clients to meet and exceed their expectations regarding the operational, financial, and marketing efforts for their portfolio.
Train and develop direct reports; provide advice and counsel for other members of the Trinity Partners team.
Coordinate activities of Property Managers and other members of the Trinity Partners teams.
Communicate effectively with Managing Director of Property Management on all significant operating, financial, leasing and administrative issues.
Implement financial and operational controls to provide the most effective and efficient management of the properties: prepare and review annual property business plans, prepare and review monthly operating reports, and routinely inspect properties to assure the quality of operations.
Assist Property Managers with lease administration and lease negotiations as needed.
Oversee all preventative maintenance programs.
Direct the negotiation of all service contracts.
Oversee tenant improvement construction projects and capital improvements as required.
Ensure that insurance requirements are met for all properties.
Support, assist and direct the growth and development of others within the department.
Conduct interviews and make staffing and compensation recommendations to Director of Property Management.
Perform yearly written performance reviews and mid-year verbal performance reviews, unless written review is required at mid-year as well.
Coordinate with Director of Property Management to address any personnel performance issues.
Ensure that the Trinity Partners standards are implemented, met and maintained consistently; this includes all policies and procedures, systems and standards and lease administration database.
Initiate and participate in defining department wide policies and procedures.
Support and assist on department and company initiatives.
Be an active proponent of property management within the company and industry.
Interact with and coordinate the efforts of the other TP Operating Groups at the property level.
Utilize cross-selling of all Trinity Partners services to clients and tenants.
Interface with leasing brokers to ensure the lease process meets clients’ objectives.
Oversee a tenant retention program.
