Real Estate Manager
Overview:
Cambridge Properties, Inc. operates as a full-service real estate development company active with retail and land developments, leasing, brokerage and property management. This position includes responsibilities for supporting and helping to manage various real estate functions and activities of the office related to leasing, development, property management and document management.
This position requires you to work in person at the Company’s main office in Charlotte, North Carolina.
Responsibilities:
Support for President, Leasing, and Development Teams
• Preparation of Lease LOIs, Lease Agreements, Land Purchase Contracts, and Amendments
• Research trade area market demographics, Transportation, Market Competition
• Research municipal fee structures, planning ordinances, overlay plans
• Prepare contract management schedules, critical dates, and calendaring
• Obtain proposals and quotes from consultants and contractors
• Assist development team with acquiring/ ordering construction materials and equipment
• Provide full administrative support for Leasing and Development activities, including phone support, typing, reports, filing, and distribution of correspondence
Assistant Property Manager (APM)
• Assist Property Manager with site visits/inspections, tenant meetings
• Assist Property Manager with vendor meetings and correspondence
• Lease Administration activities, including abstracting leases, amendments, and related documents
• Assist Property Manager in the preparation of annual budgets and TICAM reconciliations
• Ensure adherence of all Landlord/Tenant responsibilities and obligations (e.g., Tenant maintenance agreements, COIs, etc.)
• Act as primary contact for tenants, vendors, and service providers; respond to all inquiries regarding tenant and property services promptly and in a manner that fosters a positive relationship between Landlord and Tenants
• Ensure tenant rent payments are received according to lease obligations; make daily/monthly deposits
• Review and code all property-related invoices
• Coordinate with property vendors and service providers
• Provide full administrative support for Property Manager, including phone support, typing, reports, filing, and distribution of Landlord/Tenant correspondence and other ad-hoc Property Management activities
Requisite skills and abilities:
Technical skills
• Proficient in Microsoft Office Applications. (Word, Excel, PowerPoint, and Project)
• Familiarity with Adobe Acrobat
• Familiarity with office equipment, functions
• Electronic document management methodology
• North Carolina Real Estate license (or willing to obtain license)
• North Carolina notary certificate (or willing to obtain certificate)

• Maintain all development, financial, and personnel information in strict confidence
• Work in a positive, effective manner with CPI personnel
• Act as a team player with ability to work independently
• Communicate any work/personal issues professionally and appropriately
• Demonstrate honesty and integrity in all business activities

General experience:
• REQUIRED: 5+ years of experience in commercial real estate industry
• Prefer experience drafting and reviewing legal documents
• Strong attention to detail
• High level of organization
• Prefer experience with ESRI/ demographic programs
