Overview:
Prestigious commercial real estate developer is looking to add a Construction Project Manager to their corporate office team.

The Construction Project Manager will oversee construction projects at various stages, including all pre-construction, construction, and close-out duties. The Construction Project Manager will work closely with the Director of Development and projects will include new build-to-suit and spec properties as well as remodels.

Responsibilities:
• Act as a pre-construction advisor for new build and remodel business opportunities
• Aid in design process to ensure designs meet firm’s high standards for quality, design, and efficiency
• Assist in developing accurate projects budgets
• Request proposals and negotiate agreements with consultants, general contractors, vendors, and subcontractors
•  Oversee due diligence phase including verifying availability of utilities and assessing impact using environment/geotech reports, traffic studies, and surveys
• Manage General Contractor submittal process
• Lead pre-construction meetings with consultant and general contractor
• Partner with lenders regarding construction loans; provide information and documentation as needed
• Throughout construction, perform site visits to ensure projects are progressing as promised
• Assemble and distribute monthly reports as needed
• Review and approve all invoices, including general contractor pay applications
• Manage punch list and closeout process with general contractor and lender
• Research products and finishes related to industrial construction; perform cost-benefit analysis between products and select the one that best meets functional/aesthetic/cost standards for a given project
• Act as a spokesperson for the project and address any questions that may arise from Partners, Property Managers, Contractors, or members of the business community

Qualifications:
• Bachelor’s degree in Construction Management or another directly related field
• Prior Industrial and Tenant up-fit Project Manager experience with a minimum of 5 years in the construction industry
• Valid driver’s license required to operate the personal vehicle to travel to construction sites and meetings/functions. Willingness and ability to travel overnight is a must
• Proficient with MS Office products, Blue Beam, and Construction Scheduling programs
• Ability to read, analyze, and interpret construction drawings specifications, track RFIs, submittals, etc
• Ability to interpret a variety of technical instructions (in mathematical or diagram form) and deal with several abstract and concrete variables
• Excellent verbal and written communication skills required
• Highly organized with attention to detail required
