Habitat for Humanity of the Charlotte Region is excited to offer a Career Opportunity in the role of Director of Land Acquisition & Development. This position is responsible for directing all property acquisition and development for Habitat Charlotte Region’s Service Area. This person will lead a team of land professionals while reporting to the Vice President of Construction Operations. This year, we will help over 300 families through new home construction, recycling existing homes, critical home repair projects and financial literacy training. Job summary:
Responsible for directing all property acquisition and development while held accountable to the VP of Construction Operations for operational and strategic decisions made within the program.

Responsibilities:
• Manage overall land use program including property acquisition/sales, raw land development, and appropriately tracking properties (with Project Coordinator) to best utilize assets at hand
• Collaborate with the VP of Construction Operations to establish organizational structure and strategic direction for the land development team as production grows to serve more families
• Coach, train, and develop staff in order to build leadership, encourage a culture of continual learning and pursue ongoing excellence
• Oversee grant participation and compliance as it relates to land development and implementation into the development process
• Work with Land team staff to generate Site Analysis, Site Plan/Budgets and packages for Land Acquisition and Board Approvals
• Generate and manage Federal Grant integration and Project Bid Process as required. Work closely with Grant Manager to integrate grant requirements into Bid and GC selection Process
• Continual cost analysis to improve the per-unit price of land
• Collaborate with VP of Construction Operations on County and City affordable housing projects and feasibility
• Work closely with the Director of New Construction to coordinate construction project locations and schedules to most effectively transition turnover from infrastructure installation to vertical construction through project closeout
• Work closely with the Development team to solicit in-kind donations that pertain to the Land Acquisition and Development Department
• Collaborate with Family Services to ensure that families are served with excellence through the lot selection process and coordinate subdivision site availability roll out as needed
• Work with local builders and developers to leverage opportunities for partnership including mixed-use multi-family and single-family development opportunities
• Habitat Charlotte Region-related tasks as requested by Supervisor

Education and skills:
• Required: Minimum of 3-5 years of land development experience
• Preferred: Residential Subdivision Development experience, Federal Grant implementation experience, Bachelor’s Degree, CPR/First Aid, OSHA 10-hour, OSHA  Competent Person Training, Experience with MS Project, CAD/Site Ops and AIA documents

Physical requirements:
• Ability to work on construction sites as expected of the field staff, to include, but not limited to:
• Ability to climb ladders and scaffolding
• Ability to work and maneuver on roofs and high spaces
• Ability to work in tight confines and within crawlspaces
• Ability to maneuver over uneven ground
• Ability to lift up to 75 lbs. unassisted
• Ability to stand most or all of any given day
• Ability to work outside for extended periods of time during all months of the year
• Ability to work in an office environment as needed which requires the ability to speak, hear, with the visual and manual dexterity to manage papers, reports, and typing.
• Must embody the capacity to maintain the following for several hours at a time: use of a personal computer or similar technology, phone, sitting as required.
