The top 5 most popular Charlotte zip codes according to Zillow

The most popular zip codes for potential home buyers in Charlotte are on the outskirts of the city, covering neighborhoods from Ballantyne to Matthews to Mallard Creek.

Why it matters: Experts predict demand for residential real estate in Charlotte won’t slow anytime soon. The data that Zillow shared with Axios Charlotte on the most popular zip codes helps, in part, show where that demand is highest.

Method: Zillow looked at the number of views Charlotte Zillow listings had for the month of June, then combined the data to find the median number of views per zip code. Here are the top five zip codes with the highest number of median views, according to Zillow.

1. 28262

Neighborhoods: Mineral Springs, University area, up to Mallard Creek.

  • The median home value is $168,200, according to Zillow.

2. 28277

Neighborhoods: Ballantyne, Raintree, Providence Crossing and Piper Glenn.

  • Median home value: $329,500.

3. 28214

Neighborhoods: North end of Lake Wylie up to Mountain Island Lake on west side of the city.

  • Median home value: $144,300.

4. 28105

Neighborhood: Matthews.

  • Median home value: $250,100.

5. 28269

Neighborhoods: Nevin, Derita/Stateville, up to Highland Creek.

  • Median home value: $177,100.

Demand: These zip codes also have some of the fastest-rising home values in the metro area. From 2016 to 2021, home values in these zip codes have grown anywhere from 37.4% (Ballantyne area) to 70.1% (Lake Wylie to Mountain Island Lake), according to data Zillow shared with Axios Charlotte in an earlier story.

Closer to center city, the 28205 zip code, which includes Windsor Park, Plaza, Villa Heights and NoDa, has a similar median home price of $175,600. However, those are much older and smaller than the ones currently for sale in the most popular zip codes.

  • The majority of active listings in 28205 are less than 1,500 square feet. And in those neighborhoods, many buyers are tearing them down.
  • Meanwhile, more than a third of homes for sale in the 28269 zip code, for example, are fairly new and over 2,000 square feet.

The most expensive zip codes in Charlotte didn’t make the ranks. For example, the median home value in the 28207 zip code, which includes Myers Park and Eastover, is $825,700.

Bottom line: Charlotte buyers are most attracted to listings on the outskirts of the city where you can get more house for your money.
