The Osprey at Lake Norman, a new lakefront apartment community, is now leasing its first batch of apartments. Those units will be move-in ready in November and rent starts at $1,310 a month for a studio.

With lakefront views from some of the apartments, large floorplans, on-site kayaks and paddleboards, a lakefront pool, and the option of a monthly boat club membership, this new Mooresville community is a little different than what you’d find in Charlotte.

The apartments are designed with the lake lifestyle in mind — picture open entertainers layouts; clean, crisp lines; light-filled rooms; and simple yet high-end design.

Prices/layouts: Each unit, even the studios, has a dining room, a laundry room, and a balcony. The one-beds also have two bathrooms, and there’s a three-bedroom option. Oh, and some units have lake views.

  • Studio: 768 square feet, $1,310-$1,410
  • 1-bed: 996 square feet, $1,510 -to $1,610
  • 2-bed: 1,188 square feet, $1,820-$1,955
  • 3-bed: 1,429 square feet, $2,110

Boat club membership: Residents will have the option to join the Lake Effects Boat Club for $199 a month. Membership initiation fees ($900) are covered by The Osprey, and your membership allows you to have up to three active reservations at a time. After one of the active reservations passes and the rental for that day is through, you can reserve a boat for another day. Basically you pay $199 a month for unlimited boat rentals.

Other amenities: Rooftop terraces on each building overlooking the lake; boardwalks along the shoreline; on-site kayaks and paddleboards for resident use; clubhouse with full catering kitchen; reserved dining, theater, and business center; and a lakefront pool with cabanas.

Zoom out: Though the community was planned well before the pandemic, the timing of its launch is just right. With more companies working remotely indefinitely, there’s less reason to live close to work. Uptown recently had a year-to-date slump with 16.7 percent drop in average home sale price and fewer sales than 2019.

“I think we can expect to see professionals having more freedom with where they choose to live,” said Chandler Burckbuchler, The Osprey’s marketing manager.

Timeline: Two buildings are pre-leasing now with a planned November move-in. The property’s other buildings will be ready in 2021. The exact address is 134 Village Club Drive, Mooresville.
