Assistant Property Manager

Overview:
New South Properties is seeking a full-time Assistant Property Manager to support the property management team in overseeing and managing all aspects of the company’s portfolio of retail and office properties. Position responsibilities will include daily activities in the areas of: lease administration, property operations, and maintenance, property accounting, and leasing/marketing. The selected candidate will have the opportunity to receive training and education in the commercial property management field, with the long- term goal of advancing their career to a position to Property Manager and Senior Property Manager.
Responsibilities:
Lease administration
• Review monthly rent roll and billing information to support tenant’s compliance with lease terms and conditions
• Draft and deliver move-in/move-out notices
• Properly record new leases and lease renewals using Yardi real estate software
• Communicate with property accounting and maintenance departments on landlord obligations
• Prepare default notices when directed by property manager
Property operations/maintenance
• Assist with third-party vendor contract administration for property services such as Security – Cleaning – Elevators – Mechanical Systems – General Repairs and Maintenance – Parking – Landscaping – Other areas of Operation
• Monitor third-party contract pricing through accounts payable and general ledger review
Property accounting
• Provide information as needed such as income/expense and accounts receivable/payable data
• Assist with annual operating budget preparation and capital expenditure planning
• Participate with property manager to close out capital and tenant improvement projects
• Review lease information and verify operating expense reconciliations are accurate
Leasing/marketing
• Attend property showings with brokers, as needed, to provide operational information to prospective tenants
• Utilize knowledge of operational history to highlight selling points of the property
Qualifications:
• 1-3 years of experience in commercial or residential property management
• Bachelors’ degree or some college preferred
• NC Real Estate Brokers’ License preferred; Proficiency with Microsoft Word, Microsoft Excel, Microsoft Outlook
• Some experience with Yardi property management software preferred
• Ability to always interact with property tenants on a professional and courteous level
• Ability to remain calm in stressful situations
• Keen ability to organize, prioritize and handle multiple tasks in the same time frame
• Adherence to Company policies and procedures including criminal background checks and drug testing
• Physical duties – Moderate walking, frequent typing on a computer, frequent phone use, long periods of sitting; Must have reliable access to a motor vehicle and be able to legally operate it in NC and SC, work-related mileage to be reimbursed
Hours:
8:30 a.m. to 5:30 p.m., Monday through Friday, other hours as needed on occasion
